It is a buyers market in North County San Diego and Southern Riverside County and just about anywhere else in the country!  In Fallbrook alone there are 192 homes on the market that are under $1 million and are situated on at least 1/2 acre of land.  30 homes are priced between $500,000 and $ 600,000, giving a buyer a lot to choose from.  Of course these statistics change once you narrow down your search with variables such as home size, area of town, landscaping, view, groves, etc.  Many buyers are choosing the Fallbrook/Bonsall area right now because of the perceived value compared with other areas of San Diego, Orange County and Los Angeles.  $300,000-800,000 can buy you an amazing home in this area. 

As far as foreclosures and short sales go, more and more are coming onto the open market every week.  If you are looking for a bargain, now is the time to get started!  Especially if you are willing to do a little work or updating yourself.  Foreclosures are the best deals, but the homes are in a state of neglect.  They typically have been vacate for at least 6 months or more, so most of the landscaping has died.  There are foreclosures in Fallbrook right now for as little as $105k!!  Temecula/Murrieta too....it's incredible what the banks are selling these homes for right now.
